Kichler Lighting, a leading provider of innovative lighting and ceiling fans, recently conducted a survey involving 1,000 home sellers and buyers to gain insights into current real estate trends as the spring selling season begins. The survey reveals key preferences and stresses associated with buying and selling homes, emphasizing the importance of aesthetic and functional updates.
Home sellers often find the packing and storage of belongings to be the most stressful part of the selling process, as reported by 53% of the respondents. To enhance their home’s appeal, many undertake cosmetic upgrades such as fresh exterior paint, interior painting, and carpet refreshment, with 49%, 43%, and 34% of sellers choosing these updates respectively. Interestingly, 32% of sellers also update light fixtures, highlighting the crucial role lighting plays in improving a home’s marketability.
From the buyers’ perspective, functional and aesthetic features are paramount. Top priorities include modern kitchens, spa-like bathrooms, and quality flooring, with these elements often being deal-breakers. The first year after purchase frequently sees further enhancements in these areas, indicating ongoing investments in personalizing new homes. Kitchen renovations are especially common, noted by 45% of new homeowners, followed by bathroom updates and bedroom enhancements.
The survey also identifies a strong preference for modern decor among most respondents, with a penchant for metal finishes in black, gold, and silver. Greg Martin, Kichler’s Creative Director, points out that while it’s rare for buyers to find a home that requires no changes, the focus on style and functionality remains a significant aspect of the home purchasing process.
Furthermore, outdoor living spaces have increased in value, with 51% of new homeowners prioritizing landscaping and 35% upgrading exterior lighting to boost curb appeal. Martin notes that these findings underscore the importance of blending style and utility in home design, particularly through strategic lighting choices that enhance both the functionality and aesthetic appeal of living spaces.
